Insulation Deadline for Rental Homes Imminent

The deadline is quickly approaching to ensure rental properties are meeting new insulation requirements imposed by the government.

Under the Healthy Homes initiative, all rental homes must have ceiling and underfloor insulation with a minimum thickness of 70mm by July 1, 2019.

As of July 1, 2021, the thickness requirement will increase to 120mm.

Harcourts Marlborough property management division manager Lavina Diamanti says a large number of private landlords are yet to ensure their homes meet the standard.

She encourages them to act now to ensure they’re on track to being compliant on time.

“I’ve been talking to insulation installers and they’ve got a huge job ahead of them, so landlords need to ensure they don’t delay and make sure their property is insulated on time.”

The majority of homes managed by Harcourts Marlborough Property Management have already been brought up to compliance, and Lavina encourages any landlords who aren’t sure where to start to get in touch.

Sufficient insulation is the first of many requirements required by the government to raise the standard of healthy living for tenants by 2024.

After July 1, 2021, landlords will need to need to comply with new standards 90 days after any new tenancy or renewing tenancy.

Any rental providers who have not had a change in tenancy will have until July 1, 2024 to meet the standards, which include ensuring their rental homes have:

  • A heater in the living area of a property capable of heating the space to 18 degrees celsius.
  • Ceiling and underfloor insulation with a minimum thickness of 120m.
  • Ventilation in the form of opening windows in the living room, dining room, kitchen and bedrooms, and extractor fans in all kitchens and bathrooms.
  • Ground moisture barriers to prevent moisture rising into the home.
  • Adequate drainage and guttering to prevent water entering the home.
  • Draught stoppers to block any draughts that make a home harder to heat.
